Uttar Pradesh: Yogi govt eases burden of Ghaziabad residents, revises rental values to slash property tax

The Yogi government has decided to revise rental values in Ghaziabad Nagar Nigam, aiming to ease the property tax burden on residents. Officials said the updated rates will be applied within the next few days.

At a press conference on Saturday, 11th April, Mayor Sunita Dayal and civic officials clarified that despite the reduction in rental values, the overall property tax will still see a moderate rise of around 10-12%. Rental values are used to calculate property tax, and the last revision was implemented in April 2024.

That earlier hike had triggered strong protests from residents, traders, RWAs, and even councillors, with many claiming their tax bills had gone up three to five times. The issue also reached the Allahabad High Court, where three former councillors challenged the increase. However, in its 25th February 2026 order, the court dismissed the petition, saying the process followed legal provisions.

According to officials, Ghaziabad has around 7.72 lakh taxable properties, and nearly 2 lakh property owners did not pay the increased tax in 2025. Municipal commissioner Vikramaditya Malik said the government stepped in to provide some relief while ensuring revenue for development. He added that people who paid higher tax earlier will have the excess amount adjusted in future bills.

Malik also announced that those who have not paid last year’s tax will get three months from 15th April to 15th July to clear dues without any penalty or interest, along with applicable rebates.

Under the revised structure, rental values for RCC-roof properties on roads wider than 24 meters have been reduced to ₹3.4, ₹2.98, and ₹2.55 per sq ft for categories A, B, and C. Earlier, after the 2024 hike, these were ₹4, ₹3.5, and ₹3 per sq ft. The cut comes to about ₹0.6, ₹0.52, and ₹0.45 per sq ft, respectively.

Former councillor Himansu Mittal said that while there is some reduction, residents will only understand the real benefit once the final tax calculation, including rebates, is shared clearly by the corporation.
